The valuation analysis is free and does not oblige you to sell. If you take the report and decide against selling, nothing is payable. A fee is charged only when a sale completes, at the rate written in the agreement.

You can. However, under a sole agency agreement the marketing budget sits in one place, so the investment in advertising and photography is higher. We set out the difference between the two models item by item at the first meeting; the decision is yours.

The commission rate is written into the agreement and does not change during the process. We work within the limits set by the Turkish Regulation on Real Estate Trading. A signed agreement governs, not a verbal understanding.

A mortgaged sale brings the bank’s own valuation report and approval process into play. We follow that process and complete missing paperwork in advance, so any delay is usually limited to the bank’s own timetable.

It can. A tenanted property is transferred together with the tenancy agreement, and the new owner becomes party to that agreement. If the buyer intends to occupy it themselves, statutory notice and time requirements come into play; we clarify this before the sale.
